DESCRIPTION: 161.5 +/- acres improved grass tract in Lamb County Texas just 3.5 miles north of on FM 1055.  This tract is basically a blank canvas and could make a great hunting, recreational, or livestock tract that is already equipped with a large rubber tire water trough with float switch fed by nearby well with 3 HP submersible pump.  This tract will have to stay in grass until June of 2028 to comply with Texas State Soil & Water Conservation Board grass establishment program.  With ½ mile of FM 1055 paved frontage and ½ mile of dirt road frontage with CR 44 on the south, there is great access and the possibility for future development of the property.  A large seasonal playa in the SW part of the farm can sometimes provide waterfowl, deer, quail, and predator hunting area.  Pipe Corners have been set so the foundation has been started for permanent fencing for this tract.  The 1.5 acres to the north will convey with the SE/4 Section could be a possible offloading area for cattle when utilizing the acreage for grazing.

TOPOGRAPHY: Tract generally slopes moderately from north to south/southwest to lower part of the tract which contains a large playa lake.  There are multiple small waterways that drain into playa just north of the southern boundary.

IMPROVEMENTS: There is a water well equipped with a 3 HP submersible pump that is plumbed to a large truck tire rubber water trough that is equipped with float switch.

WATER FEATURES:  There is a large seasonal playa that can be excellent habitat for wildlife, even possible waterfowl on wetter than normal years where there is standing water going into the winter.

FENCING: There is currently no fencing, but owner has constructed pipe corners that are the beginnings of a permanent fencing for the tract.

WILDLIFE, HUNTING AND RECREATION: Area is known for dove, pheasant, quail, geese, and crane along with Mule Deer.  In wetter seasons large playa offer possibility for some waterfowl hunting.  Lake bottom areas such as these generally hold more wildlife than average run of the mill grass tracts.

SOIL: Soils are predominately Amarillo fine sandy loam, 1 to 3 percent slopes, Olton loam, 0 to 1 percent slopes, and Amarillo fine sandy loam, 3 to 5 percent slopes along with an area of Randall clay, 0 to 1 percent slopes, occasionally ponded in the lake bottom along with a couple of small areas of Lofton clay loam, 0 to 1 percent slopes, occasionally ponded and Amarillo fine sandy loam, 0 to 1 percent slopes.

USDA INFO: Farm is currently in the USDA Farm Program and FSA 156 can be provided to serious inquiries.  The farm currently appears to have DCP Crop Data as follows: 100.38 base acres of Seed Cotton, 46.80 base acres of Corn, 4.20 of Wheat and 6.02 of Unassigned Generic base acres.

TAXES: 2023 Taxes w/Exemptions $361.98

RESERVATIONS: Owner would like to reserve ½ of the existing minerals. Owner would like to reserve ½ of the commercial wind and commercial solar royalty rights, but not take any reservation of the associated executive rights.
