The Crews Creek Tract (#03019-03444) is a ±1,682.3 acre tract of timberland (per tax assessor records) located in northern Nevada County, Arkansas, about 5 miles southwest of Prescott, AR (North 33.75891°, West 93.306934°). The tract contains a diverse range of timber types covering several age brackets. Most of the remaining merchantable hardwood remains along streams/creeks forming buffer areas to protect water quality.
The bulk of the tract has been allowed to regenerate naturally in hardwood since 2011. Some of the more well-drained areas were planted with pine and should be ready for a first-thinning operation in another 4-5 years. According the USDA NRCS web soil survey, the property is based upon an assortment of sandy/silt/clay -loams that give the property an excellent weighted average site index rating for Loblolly Pine of 90.9 feet (base age 50).
The land is mostly flat within the "Terre Rouge" creek bottom, but a slight rise in the northwest corner allows for home site potential. The paved Nevada County Road #23 aka "Cale Road" bisects the property allowing for quick access back out to Prescott. With a utility line running along Cale Road, the northwestern portion of the property can serve as a residence within the Prescott School District or as a camp site attached to fine deer hunting land.
With a broad amount of timber type edge providing for plenty of water, food and cover necessary to attract wildlife, the recreational value of this tract can be a blast for anyone looking for a large block to manage quality southern Arkansas hunting land!
